This Privacy Notice explains how Intent REI LLC collects, uses, and shares information through this website and its private member workspaces.
INFORMATION WE COLLECT
Information you provide. When you use our contact, investor-registration, or property-submission forms, you may provide your name, email address, phone number, company name, investment criteria, property address and details, asking price, timeline, and the contents of your message.
Investor account information. If you create or use an investor account, we may process your Wix member identifier, profile and acquisition criteria, saved opportunities, private or shared notes, communication preferences, approval status, member-specific sanitized property distributions and availability windows, and service activity such as profile changes, saves, unsaves, and note actions.
Seller account and property-workspace information. If you apply for or use seller access, we may process your Wix member identifier, name, company, phone number, seller role, relationship to a property, portal approval status, and service activity. Property submissions may include the exact address and parcel information; physical characteristics; zoning and current use; occupancy, asking price, estimated value, repairs, rent, taxes, and association costs; sale context; contract, assignability, earnest-money and deadline information; access and utilities; building systems, known issues, repairs, title or code concerns; permission to contact you; and staff-managed review status.
Seller property media. An approved seller may upload property photos in JPG, PNG, or WebP format and property documents in PDF or DOCX format. We may process file names, media types, sizes, processing status, Wix file identifiers, private media locations, and the uploaded file contents. The current workflow requests private Wix Media storage and limits access through member/property ownership checks or restricted administrator review. A seller upload is not automatically a public opportunity image. Do not upload or enter Social Security numbers, banking credentials, door or alarm codes, unredacted identity documents, or unrelated highly sensitive information.
Account settings. We may process a display name, company, phone, time zone, and account, deal-email, and text-message preferences. Wix owns the member login email and password. This portal does not currently receive or edit that login address and does not substitute a browser-entered email for the Wix identity.
Property conversations and notifications. If you use account-based messaging, we may process the selected property's controlled reference and title, message contents, sender and recipient member identifiers, timestamps, read state, notification state, portal persistence state, Wix Inbox synchronization status, and a Wix Inbox conversation or message identifier when the integration accepts one. A stored or synchronized status does not establish external delivery or a response. The portal is designed to keep each message associated with an authorized property; untagged Wix Inbox replies remain a general account conversation rather than being assigned to a property by inference. Do not send banking credentials, passwords, access codes, Social Security numbers, or unrelated sensitive information.
Administrator, publication, transaction, and wholesaler-partner information. Restricted operational workspaces may process administrator and wholesaler-partner member identifiers, role and access state, assigned properties, partner role and visibility, fee-split terms, notes and acknowledgments, property lifecycle/disposition/exposure states, internal property and review notes, underwriting inputs and calculated outputs, investor-distribution records, sanitized publication drafts and status, contract and deadline tracking, selected transaction amounts, and service activity. An authorized wholesaler partner is intended to receive only records for an explicitly assigned, partner-visible deal and only the financial fields that staff has enabled.
Information collected automatically. Wix and other service providers that help operate this website may process device and browser information, IP address, cookie identifiers, and site-use information for functionality, security, and analytics.
HOW WE USE INFORMATION
We use information to respond to inquiries, evaluate property submissions, understand investor criteria, communicate about opportunities you request or consent to receive, operate and protect the website, improve our services and communications, maintain records, administer role-specific workspace access and settings, organize member-requested opportunity and note features, receive and review member-scoped property submissions and media, maintain authorized property conversations and in-app notifications, perform internal property analysis, manage property and contract workflows, prepare reviewed property projections, make sanitized packages available to selected approved investors, coordinate explicitly assigned wholesaler-partner work, enforce account and file limits, investigate misuse, and comply with applicable law.
COOKIES AND SERVICE PROVIDERS
This website is hosted on Wix and may use cookies or similar technologies needed for site features, member authentication, forms, analytics, and security. Investor, seller, administrator, and wholesaler-partner workspace data is stored in access-restricted Wix CMS collections and made available through server-side identity, role, ownership, and assignment controls. Property conversations may also synchronize with the member's Wix Inbox conversation when that integration and its permissions are active. Seller media is handled through private Wix Media upload and restricted download controls in the current implementation. Authorized staff may access and update operational records, approval states, property review, underwriting, publication, distribution, assignment, and contract information. You can manage cookies through your browser settings, although disabling some cookies may affect site functionality.
HOW INFORMATION MAY BE SHARED
We may share information with service providers that support the website and communications; with relevant professionals or transaction participants when reasonably necessary to evaluate or coordinate a potential transaction; with an approved investor through a member-specific, sanitized property package; with an approved wholesaler partner for an explicitly assigned deal; in connection with a business transfer; or when required to comply with law, protect rights, or prevent misuse. The current public publication flow is designed to create a separate reviewed projection that omits the seller's identity and contact details, member identifiers, internal notes, source-record identifiers, and exact address. Publication still requires human approval and applicable transaction, privacy, and disclosure review.
YOUR CHOICES AND REQUESTS
You may unsubscribe from marketing communications using the instructions in a message. Account and deal-email preferences and text-message preferences can also be changed in Account Settings; a saved preference does not prove that a delivery system is active, and it does not prevent necessary service or security communications. Investor and seller members may update certain profile information. Administrator, wholesaler-partner, investor, and seller access states; seller-property review status; property workflow state; publication state; distribution state; wholesaler-partner terms; and contract fields remain restricted operational controls. You may also request access to, correction of, or deletion of information by contacting us. Depending on where you live, you may have additional privacy rights. Requests may be subject to reasonable identity verification, retention requirements, transaction-record obligations, and legal exceptions.
RETENTION AND SECURITY
We retain information only as reasonably necessary for the purposes described above, including application and property review, account administration, legal obligations, security, and recordkeeping. Pausing or closing workspace access may not automatically delete the underlying settings, profile, note, save, property submission, uploaded file, internal property, underwriting, publication, distribution, wholesaler-partner assignment, contract, or activity records. File and collection-specific retention and deletion procedures still require operational and legal approval before production. We use reasonable administrative and technical safeguards, but no website, transmission, access control, or storage system can be guaranteed completely secure.
CHILDREN'S PRIVACY
This website is intended for adults and is not directed to children under 18.
